Highland Oaks Duplexes - Rental Requirements

A $35.00 NON-REFUNDABLE application fee (per applicant) is required to process application(s). This is payable by cash or money order. A copy of Drivers license/picture ID (front and back) will need to be attached.

You must meet certain income requirements and a credit report will be obtained from Equifax, and all references will be verified. Students will be accepted with a Parental Guarantee.


You must be able to supply us with a present AND previous address including Landlords name and telephone number. If your application is denied based on your credit report, you will receive a letter stating the reasons why. If your application is approved you will need to place a reservation fee on a unit equal to one month's rent in order to take the unit off of the market.

Security Deposits range from $600.00-$900.00 and up, depending on size/condition of unit. First month's rent may be collected at that time.

ONE (1) PET may be allowed in a pet friendly unit, with a monthly pet fee and deposit. Fees will be based on size of pet and current condition of unit. Pets must be over a year old; NO pet offspring is allowed and pets cannot VISIT without advance approval from management. Not all breeds are allowed (Please Contact Managment). No Pit Bull or Pit Bull Mix, No Rottweiler or Rottweiler Mix Will Be Allowed, Some Other Breeds May or May Not Be Allowed

One (1) year lease is required, but short-term leases may be possible depending on circumstances, availability, and time of year.

We provide lawn maintenance, Pest Control Service and garbage pick-up. You will be responsible for securing electricity, gas, cable, and water connections. All units have washer/dryer connections.

There will be a Liquidated Damages Fee of (2) two months rent and forfeiture of all deposits on all rental agreements not fulfilled. Sub-lease is permissible with approval from Management. A sixty (60) day written notice is required on all lease renewals. Rent is due ON OR BEFORE THE 1ST DAY OF EACH MONTH, WITH A 10% LATE FEE IF PAID AFTER THE 3RD DAY.
